Our Approach
The Chester Rows project aimed to protect 303 interconnected shops and units spread over four historic streets, a site visited by 16.5 million people annually and contributing £2 billion to the local economy. These timber-framed structures date back to the 13th century, making them highly susceptible to fire.
Eurotech and Charles Thomas partnered to implement an aspirating smoke detection (ASD) system outdoors – the first time this system has ever been implemented externally. Using the Sygno-fi by Eurotech technology, combined with TITANUS® ASD systems and MxPro5 panels, the design offered robust early fire detection with minimal impact on the buildings’ historic fabric.
The project was divided into phases, starting with external walkways and council-owned properties, and adhered to stringent BS 5839-1, EN 54-20 and EN 54-25 fire safety standards. Mock-ups and rigorous testing ensured the system’s reliability in adverse environmental conditions, addressing the unique risks posed by Chester Rows’ layout, materials, and high foot traffic.

Our Solution
The historic nature of Chester Rows brought significant hurdles: obtaining Listed Building Consent for the installation of detection systems, preserving the visual and structural integrity of untouched walls, and accommodating the day-to-day operations of businesses and public accessibility. Further complications included the need to address environmental factors like wind interference, tampering, and the placement of metal obstructions from shop displays during trading hours. Charles Thomas and Eurotech tackled these issues with a multi-layered strategy.
Detailed surveys and mock-up tests were conducted over several months, simulating real-world conditions, including gusty winds and potential tampering. Regular consultations with stakeholders, from Cheshire West Council to shop tenants, ensured the phased approach minimised disruptions. To secure Listed Building Consent, meticulous documentation, including design drawings and photographs, was provided to demonstrate the minimal impact on the historic fabric.
Through their collaborative efforts, Charles Thomas and Eurotech delivered a revolutionary solution: an ASD system installed externally for the first time, integrated with the award-winning Sygno-fi by Eurotech wireless fire system.
The innovative technology provided reliable fire detection in challenging environments, reducing false alarms through intelligent analysis and data-driven settings. The system integrated seamlessly with the council’s CCTV, enabling rapid response by the Fire & Rescue Service in the event of an alarm.
This comprehensive approach not only safeguarded the physical structures but also preserved Chester Rows’ cultural and economic significance, ensuring Chester Rows remains protected from fire for many years to come.
